I was honored to be invited to be part of Prudential’s 2012 Campaign ~ R U Ready! The mission of this project is created in support of helping young adults get ready for life.

This page is a forum where young adults like you can come together to share your experience, advice and life tips. Be it about your career, relationships, investments or your future, the only people who understand what you’re going through, are people like you. With so many challenges and opportunities ahead, there is so much to learn from each other. This project is specially created to empower your generation, brought to you by Prudential Assurance Malaysia Berhad.

Throughout this period till the actual day of the talk on 18th February, catch me in a series of short videos about myself & Tips on Entrepreneurship. The whole video recording session was so fun yet tiring… It had been so much easier talking to crowds of people then a camera. Lucky for me to have a great video-ing crew who have been patient with me to capture a good take.

Malaysian Reserve – 23rd August 2011

Capital Asia Group, though it’s our newly setup in Malaysia, we have received great help and support from the media here. Malaysian Reserve has featured us on the 23rd August with an awesome header “CAG ‘bullish’ on its town homes projects”.

Singapore-Based real estate marketing firm Capital Asia Group Pte Ltd (CAG) is optimistic that its latest investment product, the 432 investment lots of Villages of AIna Le’a town homes in Lulana Gardens in Hawaii will be fully taken up by end of the year.

“Over the last 16 months, it is proven that the product is acceptable by Asian investors, as we promised an assured time frame and return, we also receive a lot of backing from the US government,” said its business development director Paul Tan.

He said strong market demand for overseas real estate products in the region can be seen from the encouraging response for its recent product offerings. He said the development of the 432 investment lots are available at US$96,000 (RM285,973) each.

He said of the total US$1.2billion worth of investments units offered, since it was launched in 2009, 90% have been taken up by investors from Asia.

“We have Hill International Inc, the world’s largest construction risk management company,  as trustee and the public offering statement are also registered with the state. We offer transparency of the product,” he told The Malaysian Reserve in an interview recently.

Tan added that the company’s competitive edge lies in its “unique” products which reflects its corporate identity and strategy in being safe, difference and aggressive in seeking maximum returns – traits that are difficult for the competitors to imitate.

“CAG structures and offers investors creative land development investment strategies, as we promises a fixed 30% returns within 30 months time frame asured investments,” he said.

On the latest product offering, Villages of Aina Le’a town homes, Tan explained that one investment lot is equivalent to 10 investment units at US$9,600 per minimum investment.

He said the product is fully approved with subdivision plans and building permits issue.

“The latest independent valuation of development site was obtained in February 2011. Every investment is secured to warranty deed of the development,”he said.

CAG is a Singapore-based marketing company predominantly in retailing real estate development in investment. Headquartered in SIngapore, the company has its presence in Hong Kong, New york and recently expanded to Malaysia.

It’s president Winston Yau said, as part of CAG’s vision, Capital Asia Group Malaysia Sdn Bhd brings a unique opportunity for investors to increase their awareness and knowledge on the vast opportunity of real estate investment abroad.

“We are dynamic integrated marketing force which is evolving and constantly in search of pioneering products. The expansion had been prompted by demand from investors who were looking forward to evolutionary alternative investment in Malaysia,” he added.

Perlu ada disiplin, kesungguhan disertai keyakinan

SUASANA dalam dewan besar pada Forum Usahawan Wanita Muda Malaysia (MYFREN 2010) menempatkan kira-kira 200 hadirin, sunyi sepi. Masing-masing bagaikan terpaku mendengar tiga wanita muda, hebat berjaya dalam bidang perniagaan dan keusahawanan berkongsi kisah.

Dua beradik yang juga Pengasas Syarikat Platinum Wealth Advisor, The Millionaires Sisters, Nor Akmar dan Aida Nurlin Hanif serta Pengurus Besar True North Sdn Bhd, Candice Lee, rancak berbicara mengenai halangan serta cabaran sejak bergelar usahawan berjaya mencuri tumpuan.

Jika dilihat dari luaran, mereka sama saja seperti wanita muda lain yang cantik bergaya dan bercita-cita tinggi. Membezakan mereka dengan yang lain, perspektif terhadap kejayaan dan masa depan. Berbeza bidang, tetapi persamaan hingga maju ke puncak jaya ialah positif terhadap cabaran mendatang.

Bak kata Nor Akmar, segala bidang ditempuhi pasti ada cabaran perlu diharungi, justeru bergantung kepada penerimaan serta bagaimana bijak individu menangani dan bukan mengambil pendekatan memikirkan kesan negatif semata-mata kerana ia boleh memakan diri.

“Bagi saya, semua wanita boleh berjaya tetapi bergantung kepada tahap pemikirannya. Kalau wanita itu rasa ingin berjaya, dia mesti ada semangat untuk maju ke depan. Kalau wanita itu sering memikirkan kesan negatif atau memikirkan kalau berlaku itu dan ini, sampai bila pun dia akan tetap berada dalam situasi sama,” katanya.

Dilahirkan dalam keluarga sederhana berasal dari Ipoh, Perak, Akmar berkata, latar belakang keluarga sederhana, mendorongnya dirinya untuk merubah nasib keluarga di kampung kepada kehidupan jauh lebih baik.

Berhijrah ke Kuala Lumpur berbekalkan ijazah kelas pertama dalam bidang Kejuruteraan Sistem Maklumat dari University of Manchester Institute of Science and Technology (UMIST), United Kingdom (UK) pada 1999 beliau memulakan perniagaan pada usia 23 tahun.

Akmal berkata, orang selalu bertanya kepada dirinya, apakah yang membuatkan beliau ada keberanian untuk terjun dalam bidang yang tidak diketahui untung nasibnya apatah lagi berlainan bidang.

“Jawapan saya mudah, ‘layan’ saja apa cabaran yang akan lalu depan mata. Bukan bererti saya mengikut saja, sebaliknya apabila ada halangan, kita mesti bijak untuk mengendalikannya. Pada saya setiap sesuatu pasti ada pasang surutnya. Semua benda pasti berubah. Masa, penerimaan orang dan sebagainya, tetapi kita mesti tahu untuk mengendalikannya, bukan hanya menyerah dan menyesali.

“Selagi kita mempunyai etika yang kuat dalam diri, saya pasti bagaimanapun rentak pasaran ketika itu, kita boleh hadapi dengan jaya,” katanya yang membabitkan diri dalam perniagaan saham amanah dan insurans pada slot ‘Make Money with Money’.

Adik Nor Akmar, yang lebih mesra dengan panggilan Aida menyatakan semangat untuk berjaya di usia muda diperoleh atas kesungguhan kakaknya itu. Lepasan Universiti Teknologi Mara (UiTM) dalam bidang Sains Aktuari itu mula membabitkan diri dalam bidang perniagaan saham amanah ketika masih menuntut di universiti.

“Setiap hari saya perlu menyediakan dua pakaian, satu untuk ke kuliah dan satu lagi untuk bekerja. Saya bangun jam 5 pagi setiap hari sebab kalau memulakan hari lewat, banyak benda yang kita tidak dapat lakukan dengan sempurna,” katanya yang mengakui kesabaran menjadi nakhoda untuk dirinya dua beradik mengemudi ke tengah laut lepas hingga bertahan sampai kini.

Tambah Nor Akmar, dalam perniagaan yang diceburi mereka, bukan kita perlu tahu cakap atau tidak tahu cakap, yang penting berani dan yakin serta tahu apa yang dibuat.

“Kalau kita yakin dan bersangka baik dengan pelanggan, sudah pasti kita berjaya. Bayangkan, kalau kita tidak yakin, ia mungkin tidak terpancar melalui tutur kata, tetapi pelanggan tahu menerusi sinar mata kita. Saya percaya, apabila kita jujur dan menjadi diri sendiri, pelanggan akan lebih mempercayai kita,” katanya, yang tidak menafikan wanita lebih mudah berjaya dalam bidang diceburinya itu, lantaran daya pujuk dan semangat tinggi dimiliki golongan hawa itu.

Menyifatkan Malaysia bagai lombong emas, Lee wanita kelahiran Singapura, tidak segan silu menyatakan turut mendapat manfaat daripada kebaikan kerajaan Malaysia memberi peluang kepadanya untuk membina perniagaan di ibu kota.

Lee berkata, di Singapura banyak halangan untuk dirinya membina perniagaan, lantas berpaling ke Malaysia untuk mencuba nasib.

“Walaupun kita berjiran , budaya kita berlainan tetapi saya tidak menjadikan ia halangan sebaliknya tetap mencuba dan berjaya. Kalau saya boleh, kenapa tidak anak-anak Malaysia? Saya fikir anak-anak muda di negara ini perlu memanfaatkan geran serta peluang perniagaan disediakan kerajaan untuk membabitkan diri dalam bidang perniagaan. Saya percaya bila kita berusaha bersungguh-sungguh, sudah pasti kita akan memperoleh kejayaan,” katanya.

Pada Lee, pokok pangkal kejayaan ialah disiplin diri. Lee berkata, setiap orang mempunyai 24 jam sehari, tetapi perlu ada jadual untuk memaksimumkan potensi diri. Lee berkata, beliau ada jadual tersusun yang diikutinya setiap hari bagi memastikan dia tidak tercicir satu pun daripadanya sama ada untuk manfaat diri serta perniagaannya.

“Saya bangun tiap hari jam 5.30 pagi. Jam 6 pagi saya sudah berada di gimnasium dan pastikan akan berlari sejauh lapan kilometer sehari. Jam 7 hingga 8 pagi, saya membaca dan memulakan tugas jam 9 pagi. Pada saya kalau kita tidak melakukan kerja dengan teratur dan berjadual, kita sendiri yang akan terkejar-kejar nanti,” katanya yang turut terbabit dalam dunia pengurusan dan pelaburan.

Jelas disiplin boleh membawa individu ke mercu kejayaan. Biarpun pada peringkat permulaan mendepani cabaran dan halangan tetapi apabila yang dicita-citakan berjaya dicapai, segala penat lelah itu, berlalu begitu saja.

Seperti kata Nor Akmar, sesiapa pun tidak harus rasa terikat dengan latar belakang pelajaran mereka. Hanya kerana belajar dalam satu bidang, tidak semestinya tidak boleh berjaya dalam bidang lain yang diminati seperti perniagaan. Prinsip untuk berjaya dalam perniagaan ialah semangat yang kental dan motivasi yang tinggi. Selain itu, sikap mudah belajar, ada semangat berterusan bukannya sekadar hangat-hangat tahi ayam amat penting.

MALAYSIA YOUNG FEMALE ENTREPRENEUR FORUM (MYFREN)

Malaysia Young Female Entrepreneur (MYFREN) Forum is designed to be a platform to gather thoughts and ideas of entrepreneurs to encourage more Malaysians especially the young females to venture into entrepreneurship and businesses. This event is held on the 26th and 27th October 2010, officiated by Datin Paduka Seri Rosmah Mansor, Wife of The Honorable Prime Minister of Malaysia.

I received the invitation via email from the organiser on the 30th August…

With a blink of eye….phew….here comes 26th October…..!

My session was the first one starting at 9.15am – Session 1: Make more money with Money. I am sharing the platform with The Millionaire Sister, Nor Akmar Hanif and Aida Nurlin Hanif, the Co-founders of Syarikat Platinum Wealth Advisors. Zen is our moderator for the day!

It’s a great experience and great honor to be sharing the stage with many other successful young female entrepreneurs to share on our journey. The word Entrepreneur can be easily associated with your name but to uphold the Entrepreneurship in you, it does require alot of courage and determination.

I just love the World of Entrepreneurship!

MY 8 STEPS TO PLANNING GOAL SETTING

Every year, my goal is to end my year on 30th November. I don’t enjoy been employed, neither do I enjoy doing common things that others do. I want a career whereby I determine when I want to go for holiday and take as long a leave as I want. By chance, today I met with a modern mom who does not believe that her daughter should find a job as JOB=Just Over Broke!

Towards the end of August, It’s time to take stock and reflection of what I have been through and begin my plan and execute it in September. Here are 8 goal setting questions to help you establish a framework to plan.

1. Why am I here?

If you find this difficult to answer, try answering these to give you some ideas: What is my sense of purpose? What is meaningful for me? What moves me? What is my passion? What do I care about? What need can I serve?

Most of the time, many people can’t find this answer. I have a consultant in the team who gave himself the title of “The President of The Lost CLub” – reason being he find himself lost and unable to find his purpose of life. After he took time to search for an answer, today, he is focused and determine to reach where he want to go.

 

2. Where have I been?

What past experience have I got? Reflect back your journey. Continue enhancing what you have done right and at the same time, do not commit the same mistakes again.

 

3. Where am I now?

What kind of person / manager am I? What abilities do I possess? What am I good at? What are my strengths and weaknesses? What do I love doing? A great leader cannot perform well if they do not see the strengths inside of them. Every single person should take personal inventory of your GOD-Given gifts.

 

4. Where do I want to get to?

What kind of person / manager do I want to become? What abilities do I want to develop? What learning goals shall I set? What are the organisational goals in which I can make a difference? Which knowledge and skills areas do I need to focus on to deliver both my personal objectives and benefits for my organisation? What is my conscience directing me towards?

Everyone of us takes charge of our own fate and take responsibility of our own life. We are a driver of our own destiny and we take charge of our goals! Know where you are heading!

 

5. How shall I get there?

What learning and development actions do I need to undertake? What resources will I need to do perform them? How shall I overcome obstacles to my learning?

The journey and destination which you wish to head would have already been taken by someone. All that you have to do is learn the art of modelling and learn not to commit the same mistakes made.

 

6. How will I know if I have arrived?

How do I measure achievement of goals? Is it money? Is it promotion? Is it another measure of success?

We always hear that goals set must be S.M.A.R.T – Specific, Measurable, Attainable, Realistic and Timeframe given.

If we do not have a weighing machine for our goals, it is tough to measure the success.

 

7. What’s holding me back?

What’s stopping me from doing what I want to do?

In life we experience many tests and obstacles. It will never be a bed of roses. Identify the potential obstacles ahead and source for a solution. Most importantly is you will continue to fight towards your goal no matter what is the hinderance ahead of you!

 

8. Who can help me?

Who can teach me? From whom can I learn?

I have always believed that investment and business is a team sport. My company will not have advanced and grow without the great team that I have. Never be complacent. Learn from many, learn from all and you will realize success is just a corner away.


3 PRIMARY OBJECTIVES OF LEADERS

 

Quality leaders need to be objective. When leaders fail to do so, people begin to question whether their perspective is skewed by self-interest. People trust leaders who practice the Law of Solid Ground. Such leaders fulfill 3 primary objectives:

1. Protection

They make sure that their people are defended from harm

2. Provision

They make sure that their people are resourced to do their work

3. Progress

They make sure that the enterprise reaches the desired destination

AWAKEN THE GLADIATOR WITHIN – 23RD JULY 2011

 

If I had got to know that such talks exist, if I had got to be exposed to such events, I believe I will have achieved more today. When I see the fire in the eyes of young people today, one thing that I admire about them is they have “TIME”. Though young, they are driven by their dreams and passion. *Salute!*

This program AWAKEN THE GLADIATOR WITHIN is launched for the first time on the 23.7.11 to gather groups of youth who are driven by entrepreneurship, hunger to unleash their potential. Guess what, this whole event is run by youths themselves!! Who says young = hopeless!!!!

Towards the end of the whole program, you can still see the happy faces of youth who had Awaken the Gladiator within themselves! Guess what! This photo was taken around 10pm!

We started dancing as early as 8am! What a good morning exercise!

And of course, a series of fun and games in between! If you think that it’s only about talks….more talks…..more boring talks….. nah nah! You are absolutely wrong! It’s all about fun learning! And ….I will not reveal the itinerary here. It’s meant to be a …….Secret!
